The CAP metal roof restoration system is by far the best available on the market for all types of metal roofs.  Metal roofs are constantly under attack by the elements: expansion and contraction due to temperature change causes screws to "loosen" or break (on exposed fastener roofs) creating leaks, the sun and rain work together to cause surface rusting (also creating tiny openings for water to penetrate).

Many building owners are not aware that their roof is leaking until it has allowed so much water in to completely saturate the insulation and accumulate above the vapor barrier until it finally breaks through and becomes visible.  Unfortunately it is all those little leaks that are never seen that end up deteriorating the roof panels.  All the "unseen" water that had been soaked up by the insulation turns into condensation that forms on the underside of the metal roof causing the roof to rust from below.

Depending on the current condition of your metal roof keeping a protective coating applied (such as our energy star cool roof) could prevent the rusting process thereby eliminating damaging leaks.  If your metal roof is showing signs of hidden condensation or is leaking all over, our restoration system is your best alternative.  Because it adds less than 1/2 pound per square foot it can be applied without overloading the structure even on large free span metal buildings.  Unlike most spray on coatings our system is fully re-enforced with a stichbond polyester fabric that conforms to the exact profile of your roof (even pulling down tightly around screw heads and other transitions) forming a continuous membrane over the entire roof surface.  The final step is the application of our energy star cool roof coating that both protects the new membrane and cools inside temperatures by reflecting harmful uv rays.
